QUESTIONS ABOUT THE VILLAGE OF CAMPTON HILLS

 
  HOW DID THE VILLAGE OF CAMPTON HILLS GET ITS NAME?  
  Campton Hills identifies our geographic area and also correctly describes the unique rolling hills in much of the area. Kane County has used this to describe our area for years.  
     
  HOW CAN CAMPTON HILLS HELP THE SCHOOLS DISTRICTS?  
  One of the benefits of becoming incorporated is the right of the new Village to establish and impose impact and transition fees.  Builders and developers in unincorporated Kane County do not now contribute enough money to offset the added costs of new development. This means that current residents are taxed to cover the remainder of the costs. More about Impact Fees.

The Campton Hills Village Board is able to adopt appropriate ordinances that ensure that the impact fees from developers are properly balanced with student population.  Appropriate impact fees as well as Land/Cash Contributions will lessen the effect of new growth on the existing taxpayers. The land cash contribution would give the schools a substantial increase in money from each new house built and not come from current taxpayers wallets.
 
     
  I KEEP HEARING MY TAXES WILL GO UP WHEN CAMPTON HILLS BECOMES A VILLAGE IS THAT TRUE?  
  No, there can be no municipal property tax unless approved by the voters via referendum. If residents desire a higher level of service than the status quo, they will need to pass a referendum for additional services.  
     
  WHAT WERE THE REASONS THE VILLAGE OF CAMPTON HILLS WAS FORMED?  
  The residents seeking incorporation wanted to see responsible residential and commercial development to ensure the preservation of our current quality of life by limiting the adverse effects of rapid development. Causing school overcrowding, flooding, road congestion, increased tax pressure, possible decrease in property values, poor water quality and quantity and other environmental problems. The highest priority in land-use decisions should be to protect residents from the adverse impacts of differing land use patterns. Incorporation would give us the ability to promote balanced growth and have a say in our community.  
     
  HOW CAN CAMPTON HILLS HELP WITH NEW DEVELOPMENTS?  
  Local control over growth, planning and zoning. An incorporated city or town is able to plan for the future growth of the community by adopting planning and zoning regulations which will provide for controlled land use. This regulation protects the community against undesirable land use patterns.
